What is NegotiateIQ?

NegotiateIQ is a live deal presentation platform for real estate agents, salespeople, brokers, and anyone who negotiates for a living. It replaces static PDFs and whiteboards with a live, interactive deal sheet that both sides see in real time.

Quick Start โ€” First Deal in 5 Steps

Create an account

Go to https://negotiateiq.businessdetonator.com/register.php and sign up. Your 14-day free trial starts immediately โ€” no credit card needed. Read and e-sign the Terms of Service during registration (required).

Create a new deal

From your dashboard, click + New Deal. Give it a title (e.g. "123 Main St โ€” Suite 4"), pick the deal type, and name the other party. Click Create.

Fill in the deal details

You'll land on the Edit page. Fill in your offer, your walk-away max (private โ€” never shown to client), term, commission %, key cost, known objections, and key facts. The more you fill in, the better the AI talking points.

Your walk-away / maximum number is only visible to you. It never appears on the client sheet.

Publish and share the client link

Check "Client sheet is live" and save. Click Copy Client Link. Text or email that link to the other party โ€” they open it on their phone, tablet, or laptop. No login required for them.

Open your agent sheet and run the deal

Click Open Agent Sheet. Use the offer buttons to control what they see. Click Generate Talking Points to get AI-powered ammunition. Watch the live feed as they fill in their numbers.

When they type their expected rent or vacancy costs, those numbers appear in your live feed in real time. You see exactly what they're thinking before they say a word.

The Agent Sheet Agent Only

Your private command center. Access it at any time via your dashboard or the deal link with your agent token (?at=...). Bookmark it โ€” you can open it without logging in.

Offer Control Panel

Buttons show your offer range from opening to maximum (e.g. $1,600 โ†’ $2,000). Click a button to instantly update what the client sees on their screen. Start low โ€” bump it up in the room when needed. The client sees the new number the moment you click.

Live Feed

As the client fills in numbers on their sheet (their expected rent, property taxes, maintenance costs, etc.), those numbers appear in your live feed. This is powerful โ€” you see what they're calculating before they say anything.

AI Talking Points

Click Generate Talking Points to call the AI. It reads your deal data and returns:

  • 4โ€“8 specific talking points based on your actual numbers
  • Objection reframes โ€” their exact objection, your counter with data
  • Client narrative โ€” a 2โ€“3 sentence opener for the meeting
  • Urgency line โ€” one punchy reason why delay has a cost
Generate talking points BEFORE the meeting. Screenshot them or keep the agent sheet open on your phone while you present.

Reset Button

Resets the live offer back to your opening number. Use this if you want to start a second meeting fresh or if the session got out of sync.

The Client Sheet Client Facing

The link you send to the other party. No login required โ€” just open the link. Works on any device.

What they see

  • Your current offer (live โ€” updates when you change it)
  • An intro paragraph you wrote (set in deal settings)
  • Fill-in sections where they enter their own numbers

Fill-in Sections

Section: Your Expected Income โ€” They type in what they expect to earn. The math runs automatically: gross โ†’ minus commission โ†’ minus your key cost = net they pocket. When they see their own math, the case makes itself.

Section: Cost of Vacancy โ€” They fill in their monthly carrying costs (taxes, maintenance, insurance, other). The sheet calculates 12-month and 5-year cost of doing nothing. Vacancy is not neutral โ€” this section proves it in their own numbers.

The client sheet intentionally shows NO ceiling or maximum. They see your current offer only โ€” you control when and whether to increase it.

Live Sync โ€” How It Works

Both sheets poll the server every 4 seconds. When anything changes, all connected devices update within 4 seconds automatically. No page refresh needed.

  • You change the offer โ†’ they see it in โ‰ค4 seconds
  • They type a number โ†’ you see it in โ‰ค4 seconds
  • Works across any combination of devices (phone + laptop + tablet)
  • Multiple people can have the client link open at once โ€” all stay in sync
Live sync requires an internet connection on both sides. The green pulse indicator in the corner shows sync is active.

AI Talking Points โ€” Getting the Best Results

The AI reads your deal data and generates negotiation-specific content. The more context you give it, the sharper the output.

Fields that power the AI

  • Known Objections โ€” Enter one objection per line. The AI generates a specific reframe for each one.
  • Key Facts & Numbers โ€” Years in business, vacancy rate, market comparisons, breakeven math. Specific numbers produce specific talking points.
  • Additional Context โ€” Anything else the AI should know: history, relationship, timing pressure, what's been tried before.

Run the AI before the meeting, not during it. Have your talking points ready when you walk in.

Broker Portal Broker Plan

Brokers manage a team of agents from a single dashboard. You can see all of your agents' deals, copy client links, and monitor activity โ€” without touching an agent's individual settings.

Setting up as a broker

  1. Register at /register.php and select Broker / Manager as your role.
  2. Your unique Broker Invite Code appears on your dashboard (e.g. BRK000001).
  3. Share that code with your agents โ€” they enter it during their own registration to link themselves to you.

What brokers can do

  • See all agents and their deal counts
  • View any agent's deals and open their agent sheet
  • Filter deals by agent
  • Copy client links for any deal
  • Remove an agent from your team
Brokers can VIEW agent deals but cannot edit deal data. Agents retain control of their own deals.

Pro Tips

  • Send the client link before the meeting. Let them explore the fill-in sections ahead of time. By the time you sit down, they've already done the math themselves.
  • Start your offer at the low end of your range. You can always bump it up with one click. You can't un-show a high offer.
  • Keep the agent sheet open on your phone during the meeting. Glance at the live feed โ€” you'll see their numbers updating as they think.
  • Use the client intro paragraph. This is the first thing they read. Make it collaborative, data-focused, non-adversarial.
  • Fill in objections before generating AI. One objection per line. The AI will give you a specific counter for each one.
  • Archive deals when closed. Keeps your dashboard clean and your active deals visible.
  • Bookmark your agent sheet URL. It works without logging in. Your agent token is baked into the URL.

FAQ

Does the client need to create an account?
No. The client link works without any login. Just open the URL.
Can the client see my maximum / walk-away number?
Never. Your maximum is stored privately and only visible on your agent sheet.
What happens if the internet connection drops during a meeting?
Both sheets show the last synced state. Numbers already filled in are not lost. Sync resumes automatically when connection is restored.
Can I use NegotiateIQ on my phone?
Yes โ€” both the agent sheet and client sheet are fully responsive. The agent sheet works on any screen size.
Can multiple agents be in the same deal at once?
Currently one deal belongs to one agent. Brokers can view all deals. Multi-agent collaboration per deal is on the roadmap.
What AI model powers the talking points?
Claude Sonnet (Anthropic). Responses are generated fresh each time โ€” they're specific to your deal, not generic templates.
What if the AI generates something inaccurate?
Always review AI output before using it. AI talking points are a starting point, not a script. You know your deal โ€” edit anything that doesn't fit.
How do I cancel my subscription?
Log in โ†’ account settings โ†’ cancel. Your access continues until the end of the billing period.
How do I add my broker after signing up?
Contact your broker for their invite code, then go to account settings to enter it. (Self-service broker linking coming soon.)
Is my deal data private?
Yes. Deal data is only accessible via your agent token or client token. No one else can view it without those URLs.
